Short Sales, in today's market, are a necessary component of business for any real estate investor. Unfortunately, the Short Sale process is not always an easy road – especially, for those who are unfamiliar with negotiating with lenders.

We offer two great plans to fit your Real Estate Investing goals.

Plan 1: Negotiating Services Done for you

In this plan, we negotiate the Short Sale for you. You bring us a complete Short Sale package and we negotiate it for you!. There is a small $499 administrative fee of which $150(non refundable) is due at Short Sale Package submission and the rest is due at closing.

The requirements are simple:

Fill out the online Short SalePackage Submit Form

Please fill out entire form. We must be able to run a market analysis to see if your offer is in a range that the bank would consider an offer. Contrary to "seminar talk," banks don't usually take such massive discounts on Short Sales. The norm would be between 75-85% of fair market value. This must be a property that you are looking to buy and hold, or buy, rehab and then sell. You must be willing and able to fund the Short Sale if your offer is accepted.


You must be able to provide a Proof of Funds letter

You must provide a VERIFIABLE Proof of Funds letter along with your Short Sale Package. We will veify with your lender of choice to make sure that you can in fact close. Please understand that since we have a deal worked out with the lender, the lender expects you to close. We are very effective because of the relationships we have with lenders. If we cannot introduce buyers that can close, we start losing those relationships.

Plan 2: Affiliate Referral Program

If you are not interested in doing short sales at all, but are receiving short sale leads through your marketing efforts, there is a great opportunity to make extra money by joining our Affiliate Referral Program.  This program, will at a minimum help pay for your marketing costs and even provide an extra income for you while you are looking for properties to purchase, wholesale or rehab.

Notes:

Due to market condition in certain areas, we do not accept Short Sales in North Minneapolis or War Zones. If purchase price is less than $80K the negotiating fee will have a total fee of $2,500. If incomplete information is recieved and SSMS has to complete information,the negotiating fee will increase to $499.
